Common Investor Questions

Who is eligible to invest?
The Fund is open to accredited investors only, under SEC Regulation D, Rule 506(c). The minimum investment is $100,000. Accredited status generally means income over $200,000 individual (or $300,000 joint) for the last two years, or a net worth over $1 million excluding your primary residence.
How often am I paid?
Distributions are paid monthly via ACH. A DRIP option is available to automatically reinvest and compound your returns.
How does the Fund manage risk?
Every loan the Fund makes is secured by a first-lien mortgage on conservatively underwritten residential real estate, with a maximum 70% loan-to-value (of ARV), in-house underwriting, and title and insurance protections. Borrowers must meet minimum qualifying standards. While no investment is without risk, these practices are designed to help manage risk and responsibly steward investor capital.
What are the target returns?
The Fund targets a 10-11% annual preferred return. Target returns are not guaranteed, and all investments carry risk, including the possible loss of principal.
How long is my capital committed?
The fund uses a 12-month lock-up, far shorter than the typical 3 to 5 year syndication. After the term, you may request redemption with 60 days' written notice, and the fund uses commercially reasonable efforts to satisfy the request, subject to fund terms and available liquidity.
What makes this different from a REIT or syndication?
Monthly income instead of quarterly or at-exit, a 12-month term instead of multi-year lockups, and a first-lien secured position instead of an equity stake. It is built for investors who want real cash flow and real liquidity.
