The Monument City Capital Income Fund gives accredited investors access to a professionally managed portfolio of first-lien private real estate loans. Every result comes down to hundreds of lending decisions. Ours begin with disciplined underwriting, conservative lending, and responsible stewardship of your capital.
*Preferred returns of 10-11% are targeted and not guaranteed. Available exclusively to accredited investors through a private offering under SEC Regulation D, Rule 506(c).
Receive monthly preferred distributions from the interest earned on the Fund's lending portfolio, or elect to reinvest through our optional DRIP program to support long-term compounding.
The Fund targets an annual preferred return of 10-11%, targeted and not guaranteed, distributed monthly. Returns are generated by interest earned on a diversified portfolio of short-term private real estate loans.
The Fund invests exclusively in first-lien residential real estate loans, meaning every loan is secured by a first-lien mortgage on the underlying property.
A 12-month initial commitment provides access to private real estate lending while offering greater liquidity than many traditional private real estate investments.
Following the initial commitment period, investors may request redemption with 60 days' written notice. Redemption requests are processed in accordance with the Fund's Operating Agreement.
The Fund is compatible with Self-Directed IRAs and Solo 401(k)s, allowing qualified retirement assets to participate in the same strategy.

The Fund invests exclusively in first-lien private real estate loans, conservatively underwritten by experienced operators who prioritize capital preservation, disciplined lending, and long-term relationships.
We have borrowed hard money, renovated properties, and built rental portfolios ourselves. That firsthand experience shapes every loan we originate.
Every lending decision begins with conservative underwriting, realistic valuations, and a focus on stewarding investor capital.
Our focus is Maryland and South-Central Pennsylvania, where years of investing, lending, and community relationships inform every decision.
We invest our own capital alongside our investors, creating alignment and accountability in every lending decision.
“What stood out to me with Shaun is that he is not just a lender, he is an experienced operator who has actually done these deals himself. That gives me real confidence in how deals are evaluated and risk is managed, and it is why I have invested with him for years.”
“I have known Shaun since we were kids. When I started investing with him a few years ago, it was not just about the returns but about trust. I knew how he operates, how seriously he takes his work, and how much pride he puts into doing things the right way. He treats investor money with the same level of care as his own.”
“Shaun is extremely knowledgeable as a real estate investor. I like that he has his own capital in all his deals, shows me he has skin in the game. His deal vetting and underwriting process from start to finish is of the highest caliber. Having known Shaun for over a decade, and investing in Monument Capital has provided me an excellent source of income for my portfolio. Never missed a payment and always on time!”
“I have been in the hard money space myself, so I understand what it takes to run a disciplined lending operation. That is exactly why I chose to invest with Shaun early on. What stands out is how aligned his approach is with how I have always believed this business should be run. He prioritizes conservative underwriting, strong borrower relationships, and operates with a real respect for investor capital.”
“Shaun took the time to clearly explain everything so I felt confident and comfortable with the investment. He was consistently timely and reliable with monthly payments, and always easy to reach and responsive when needed.”

Investor capital is deployed into a diversified portfolio of short-term, first-lien private real estate loans. Investors earn a preferred return from the interest the borrower pays, distributed monthly or reinvested through the optional DRIP program.

Your capital is deployed into a diversified portfolio of short-term, first-lien private real estate loans made to qualified real estate investors throughout Maryland and South-Central Pennsylvania.
Borrowers pay monthly interest and fees for fast, flexible financing secured by first-lien mortgages on residential investment properties.
A portion of revenue generated by borrower interest payments is distributed to you monthly as preferred distributions or may be automatically reinvested through the optional DRIP program.
Every investment involves risk. Our objective is not to eliminate it, but to manage it through disciplined underwriting, conservative lending, and a repeatable process.
Every loan is originated in a first-lien position, providing the Fund with the strongest repayment priority against the underlying real estate and giving us the legal right to take control of the property if a borrower is unable to fulfill their obligations.
Loans are underwritten to a maximum of 70% loan-to-value (based on after-repair value), providing a meaningful equity cushion intended to help manage downside risk.
Loans are designed to be repaid within months rather than years, allowing capital to be redeployed regularly while reducing long-term market exposure.
Every loan is personally underwritten using local market knowledge, in-house valuation, and project analysis rather than relying solely on third-party reports.
Every transaction is closed through licensed title companies, with title insurance and appropriate property insurance helping protect the Fund's security interest.
Renovation funds are held in escrow and released only after verified completion of work, helping ensure capital is deployed as intended.
These practices are intended to help manage risk but cannot eliminate the possibility of loss. All investments involve risk, including the possible loss of principal. Please refer to the Private Placement Memorandum for a complete discussion of investment risks.

The Monument City Capital Income Fund is managed by Shaun Magner, whose approach to underwriting has been shaped by firsthand experience in residential construction, corporate sales leadership, real estate investing, and private lending. Together, those experiences influence every lending decision made on behalf of the Fund.
A background in residential construction provides firsthand insight into renovation scope, construction costs, project feasibility, and the realities of executing value-add real estate projects.
More than fifteen years leading corporate sales organizations responsible for over $100 million in annual revenue helped shape the systems, discipline, and operational mindset that guide Monument City Capital today.
Having personally acquired, renovated, financed, and managed investment properties, Shaun understands the opportunities and challenges borrowers face because he's experienced them firsthand.
More than 160 originated loans and over $28 million deployed has refined a disciplined underwriting process built around stewarding investor capital while supporting responsible real estate investors.
“Our lending is grounded in real operator experience. We have done these deals, borrowed hard money, and built and operated portfolios just like the ones we finance today. Every loan we originate is one we would put our own money behind, and we do.”
