Monthly Distributions & DRIP

Target Annual Preferred Return

The Fund targets an annual preferred return of 10-11%, targeted and not guaranteed, distributed monthly. Returns are generated by interest earned on a diversified portfolio of short-term private real estate loans.

First-Lien Security

The Fund invests exclusively in first-lien residential real estate loans, meaning every loan is secured by a first-lien mortgage on the underlying property.

12-Month Initial Commitment

A 12-month initial commitment provides access to private real estate lending while offering greater liquidity than many traditional private real estate investments.

Liquidity

Following the initial commitment period, investors may request redemption with 60 days' written notice. Redemption requests are processed in accordance with the Fund's Operating Agreement.

Retirement Account Eligible

The Fund is compatible with Self-Directed IRAs and Solo 401(k)s, allowing qualified retirement assets to participate in the same strategy.

First-Lien Position

Every loan is originated in a first-lien position, providing the Fund with the strongest repayment priority against the underlying real estate and giving us the legal right to take control of the property if a borrower is unable to fulfill their obligations.

Conservative Loan-To-Value Ratios

Loans are underwritten to a maximum of 70% loan-to-value (based on after-repair value), providing a meaningful equity cushion intended to help manage downside risk.

Short-Term Lending

Loans are designed to be repaid within months rather than years, allowing capital to be redeployed regularly while reducing long-term market exposure.

In-House Underwriting

Every loan is personally underwritten using local market knowledge, in-house valuation, and project analysis rather than relying solely on third-party reports.

Insurance & Title Protection

Every transaction is closed through licensed title companies, with title insurance and appropriate property insurance helping protect the Fund's security interest.

Controlled Capital Deployment

Renovation funds are held in escrow and released only after verified completion of work, helping ensure capital is deployed as intended.

Answers to Common Investor Questions

Who is eligible to invest?
The Fund is open to accredited investors only, under SEC Regulation D, Rule 506(c). The minimum investment is $100,000. Accredited status generally means income over $200,000 individual (or $300,000 joint) for the last two years, or a net worth over $1 million excluding your primary residence.
How often, and how, am I paid?
Distributions are paid monthly via ACH directly to your bank account. Or you can elect the DRIP option to automatically reinvest and compound your returns.
How does the Fund manage risk?
Every loan in the Fund is secured by a first-lien mortgage on conservatively underwritten residential real estate. Our process combines first-lien security with a maximum 70% loan-to-value (of ARV) standard, in-house underwriting, title and insurance protections, and ongoing oversight. While no investment is without risk, these practices are designed to help manage risk and responsibly steward investor capital.
How long is my capital committed?
The Fund uses a 12-month lock-up, far shorter than the typical 3 to 5 year syndication. After the term, you may request redemption with 60 days' written notice, subject to Fund terms and available liquidity.
Are the returns guaranteed?
No. The Fund targets a 10-11% annual preferred return, but target returns are not guaranteed, and all investments carry risk, including the possible loss of principal.
What makes this different from a REIT or syndication?
Monthly income instead of quarterly or at-exit, a 12-month term instead of multi-year lockups, and a first-lien secured position instead of an equity stake. It is built for investors who want real cash flow with a defined liquidity path.
